Durham Region is where a lot of Ontario's new housing is actually going up. Whitby, Ajax, Oshawa and Clarington have absorbed years of demand that Toronto's land supply could not, and the effect on the buyer is simple: more finished square footage, a longer drive, and a builder whose name you have probably never heard.

Small builders, close attention

The national brands get the billboards. A large share of Durham's homes are put up by builders running a handful of communities at a time. Sakmet Developments, working across the Greater Toronto Area, states the trade-off plainly: quality over quantity, with close attention kept on each build.

Manors on Mayfield

Sakmet's Whitby community, Manors on Mayfield, is the kind of project that rarely gets covered. Detached homes and townhomes, designed around lifestyle features rather than a spec sheet, in a town that has quietly become one of the region's most active markets.

How to shop a small builder

Ask who is on site day to day. Ask what is standard and what is an upgrade, in writing. Ask to walk a finished home by the same builder, not a decorated model. Small builders can usually say yes to all three, and that is the advantage.
